Sewer Line Inspections for Home Buyers

Very few first-time home buyers ask for a sewer inspection before buying a home. Sewer inspections are not something most buyers think about. They know to get a home inspection, but sewer lines are almost an after thought, if it crosses a buyer’s mind at all. Yet it’s one of the most important inspections a buyer of older homes should conduct.

The time to find out if a sewer is faulty or needs replacement is before buying a home, not after the fact. I recommend to all my buyers that they obtain a sewer inspection if the home is older than 20 years. Although the sewer line may be fairly new as compared to homes built before 1950, for example, tree roots can still clog up a 20-year-old sewer line.

Reasons to Inspect the Sewer Line

Tree roots growing into sewer lines is a common problem. Roots crawl into tiny openings and expand in the sewer line, latching on to other debris that typically cause backups such as grease or eggshell waste. Sometimes chemicals can kill the trees roots but if the roots reappear, the pipe may be damaged and require excavation to fix the problem.

Homes that were constructed prior to city sewers often relied on cesspools. After cities installed public septic systems, sometimes the cesspools were left intact and connected to the sewer line. You won’t know unless you inspect the sewer.

Many homes built in the 1950s have sewer lines made from tar paper called Orangeburg pipes. These disintegrate and collapse over time. If a home has Orangeburg, the sewer line definitely needs to be replaced.

How to Inspect a Sewer Line

Simply call a plumbing company and ask if the contractor can use a camera to inspect the sewer. Your real estate agent might be able to refer several companies to you. The plumbing company inserts a snake attached to a small video camera into the clean-out and snakes the camera through the sewer. You can watch the image on a monitor.

Not only will the plumbing company find out if the sewer line is clean or clogged, but the inspection will disclose the condition of the sewer. Ask the contractor to tell you what kind of material was used to construct the sewer line and whether that type of material is considered good construction today.

It might cost anywhere from $85 to $300 to have the sewer line inspected, but considering the cost to replace a sewer line, it’s money well spent.

Results From Sewer Inspections

Three homes recently inspected produced three separate results. The first home, built in 1930, was located in the Land Park neighborhood of Sacramento. The buyers, expecting the worst, were pleasantly surprised to learn the sewer line was brand new. This was a desirable selling point that the listing agent and the seller neglected to disclose.

The second home was located near the railroad tracks in Curtis Park. The plumbing company discovered the sewer line had almost completely collapsed and was beyond repair. The company recommended a new sewer line. The seller chose a plumbing company that used the trenchless method, which involved pulling a new sewer line through the existing sewer. Trenchless sewers cost almost one-third less than digging up the entire yard and replacing the sewer.

The third home was in Midtown, a hip urban area near downtown Sacramento. During the final walk-through inspection, the buyer’s agent turned on all the water faucets and flushed the toilet. A geyser erupted in the back yard and the smell was unmistakably sewer waste. The seller of that home ended up crediting the buyer many thousands of dollars to pay for a sewer replacement to be installed after closing.

This Midtown buyer was simply lucky. Although advised to get a sewer inspection beforehand, the buyer declined. If it wasn’t for the geyser during the final walk-through, the sewer problem might not have been discovered until months after the transaction closed.

How a Septic System Works

Living away from metropolitan areas has many advantages; Less traffic, lower population density and a simpler way of life. Unfortunately, “country living” does come with disadvantages. People living in rural areas are often outside the reach of public sewage systems, leaving them to depend on septic systems for waste disposal.

Types of Systems

There are three types of systems used;

  • anaerobic (septic)
  • aerobic lagoon
  • hybrid aerobic/anaerobic system

The hybrid system is rarely used due to mechanical/electrical components it employs. The anaerobic septic system is the most commonly used. It consists of three main components; tank, distribution box and leach field (drainage field).

Waste Leaving the House

Waste leaves the house through gravitational force and enters the tank through a 4-inch pipe. While in the tank the waste is separated into three by-products; bottom sludge, surface scum and a middle layer of effluent. The sludge and scum are partial broken down by natural occurring anaerobic bacteria in human waste. However, not all the solids will be digested, so the tank will need to be pumped out every three or four years.

As waste water enter the tank, an equal amount of effluent liquid exits into the distribution box. The nitrogen rich effluent then leaves the distribution box and enters the leach field. In the leach field the effluent is broken down by another digestion process. The catalyst of this process is natural microbes contained in the top two-feet of soil. About 60 percent of the water is then evaporated , the rest being absorbed by soil or plants.

What to Know About Bathtub Faucet Replacement

In fact, what to know about a bathtub faucet replacement can save a fair amount of money that might otherwise go to a plumber to perform what is, in actuality, a simple do-it-yourself project.

The first thing to keep in mind is that certain faucets will only work with certain plumbing configurations, and more than a few aren’t actually interchangeable. Now, once the new faucet’s been purchased make sure that all instructions are read completely before installing.

Besides making sure the correct tools are used (pipe wrenches, an open-end wrench with smooth jaws for hex or square nuts or other specialty wrenches), it’s recommended that converting from iron piping to new copper or even plastic tubing be done, if possible. There’s no threading required for either of the two materials, in fact. And always check on local plumbing codes before starting.

Make sure that what’s called a “transition union” set-up be used to attach copper piping to threaded pipe, if that’s the material to be used. One-half of the union is threaded onto the old pipe while the other half is soldered onto the copper pipe. Thread the two halves together after that. One can also use this type of union to join iron pipe to plastic tubing or copper to plastic with a solvent cement, as well.

When it comes to a bathtub faucet replacement job, getting the assembly behind the wall will be the first challenge, but there’s usually a rear access panel in the wall opposite the faucet, so look for that first of all. Look in the closet behind the tub, for instance. The most common faucet assembly is the two-valve, and it’s usually a matter of just unhooking the old faucet assembly and attaching the new assembly, always making sure that all screws and nuts are tightened appropriately and that and threaded assemblies are sealed with pipe tape, where called for.

How to Prevent Frozen Pipes

Waking up in the freezing morning can be dreadful, but what is worse is when you go to turn on a warm shower to find no water coming out. Temperatures during the winter months can cause frozen pipes. If you would like to avoid frozen pipes, here are some suggestions.

1. Insulate your pipes. Remember that insulation is meant to retain the heat that is already in the pipe. It won’t be adding heat.

Rubber insulation is less expensive than fiberglass, and is easier to work with. However, it does not work well with heat tape because it doesn’t provide any vapor barrier. Fiberglass insulation can irritate your eyes, skin, and lungs but in the wintertime it proves to be a better insulator.

If you have exposed pipes under your home you can try using insulation “tubing”. It is easy to work with, and provides good insulation for colder climates. Don’t forget to keep pipe insulation tape nearby to use on areas that are harder to fit.

2. If you have a bathroom that is exposed to the winter air more than the rest of your house, try a home remedy to keep the pipe from freezing. Pour a cupful of windshield washer fluid into the sink and shower drains and leave them over night. This provides an anti-freeze effect.

3. Open the cabinet doors under your sink. This will let warm air from the room circulate around the pipes and keep them warmer. Open the doors in the kitchen and bathrooms especially.

4. If you are a “snow bird” who leave their homes for a length of time during the wintertime you could also purchase a freeze alarm, or an alarm that monitors the temperature of your home. These alarms can be programmed to alert you or a neighbor if the temperature drops below where it needs to. They can also be handy for those who are vacationing and don’t want to worry about coming home to busted pipes.

5. After you remove your hoses outside for the winter, be sure to shut off the valve that supplies water to the outside tap. You should also drain all the standing water from the pipe. Keep the outside tap open until the weather gets warmer, and then you can close it and turn back on the water supply valve.

UK Fire Services Search and Rescue Team

The United Kingdom Fire Service International Search and Rescue Team (UK ISAR) is on call 24 hours a day, 365 days a year to respond to an accident or disaster anywhere in the world. The team is composed of firefighters and other specialist rescue personnel working within the UK emergency services.UKFSSART2

Disasters and accidents can happen at any time and anywhere in the world, often without warning. There is a need for professional teams that can deploy rapidly and undertake effective search and rescue operations. The UK Fire Service Search and Rescue Team is one of the teams registered with the United Nations and The European Community Mechanism that can provide such a service. The team has, over the last 18 years, successfully carried out search, rescue and relief missions around the world.

Team structure
There are 13 UK ISAR teams in the UK and they operate a rota system based on two groups providing 24 hour cover for National and International deployments:

  • Group A – Grampian, Hampshire, Leicestershire, West Midlands, Cheshire, South Wales
  • Group B – Greater Manchester, Lancashire, Lincolnshire, Mid & West Wales, Essex, Kent, West Sussex

Greater Manchester Fire and Rescue Service UK ISAR
There are 25 team members in Greater Manchester Fire and Rescue Service’s UK ISAR. They are headed up by Peter Stevenson, who is also the Deputy Borough Commander for Rochdale. The 25 members are split in three teams.

The role of the team is to respond to a request from the Government with personnel and equipment to an international disaster such as an earthquake. When on international call, we will send a team of six including the team leader from one of the groups and a Group Commander to act as the Operations Commander or Deployment Commander in charge of all Fire and Rescue Service UK ISAR.

The intention is for the team to be arriving in the affected country within 24 hours of the disaster occurring and be able to be self sufficient for periods up to 10 days. In order to achieve this the team members have to be fully trained firefighters who have been selected as suitable for the work and are fully inoculated for working overseas. Additional training over and above that normally required for firefighters is required for all team members.

The three group rota ensures that if a team is deployed overseas then arrangements are in place to continue to provide a USAR response within Greater Manchester or on a National deployment.

Equipment
Greater Manchester Fire and Rescue Service UK International Search and Rescue Team take a large quantity of equipment that is specially packaged for air transportation. The equipment includes the full range of heavy rescue equipment generally used for Urban Search and Rescue Operations with additional items that allow the team to operate in extreme conditions. This includes various specialist tools but also camping equipment, food/water and survival items to ensure the team is completely self sufficient for 7 – 10 days if required.

At 01:40hrs on 18 January 2010 fire crews from Blackley, Chadderton, Oldham and Broughton fire stations were called to a fire in a two storey shop building at Lewis Builders Merchant, Mills Hill Road, Mills Hill, Middleton, Manchester.

On arrival fire crews were faced with a rapidly developing fire in a two storey shop building in the yard of the builders merchants. Twenty fire fighters wearing breathing apparatus worked extremely hard to extinguish the blaze using five jets. The fire was quickly brought under control, however there was extensive fire and smoke damage to the two storey building.

The fire will be subject of an investigation by special Fire Scene Investigators and the Police however the cause of the fire is thought to be suspicious.

Firefighters Escape Gas Cylinder Bomb

United Kingdom – Firefighters had a lucky escape when a gas cylinder exploded as they arrived to tackle an allotment arson attack. Several cylinders were engulfed in flames, while two caravans were totally destroyed at the gardens at the rear of Lime Road, Normanby, Middlesbrough.

And the swift actions of fire crew in damping down two sheds saved livestock from being burned alive.

Trevor Burns, who has an allotment at the site, said: “This is just the latest in a spate of thefts and vandalism attacks. The darker nights seems to bring the worst out of people.

“This time it was only property that was destroyed, but it could have been a lot worse if the sheds that had the animals in had gone up properly.”

Three crews attended the blaze just after 10pm on Sunday and were confronted by the flames engulfing the caravans and the sound of exploding gas cylinders.

A Cleveland Fire Brigade spokesman said: “There were six cylinders involved in the fire, one of which exploded as the crews arrived, and the two caravans were destroyed.

“There was a small fire in one of the sheds that contained livestock and officers used buckets of water to extinguish the flames.”

Meanwhile, investigations are continuing following a blaze at a special needs school in Redcar at the weekend.

A small fire broke out in a prefabricated building at Kirkleatham Hall School, at around 7am, on Sunday.

The rapid response of fire crews prevented the blaze from completely destroying the unit, which is next to the main school building.

Mary White, business manager at the school, said: “We feel very fortunate that the fire did not take hold properly, otherwise the building would have been destroyed.

“We are unsure about the cost of the fire, but some equipment, including computers, has been smoke damaged.

“It has affected our 24 further education students who were told not to come into school. Hopefully, by tomorrow, we will be able to accommodate them in the main body of the school while some will be catered for at other sites.”

A Cleveland Police spokeswoman confirmed investigations were continuing into the cause of both fires.

Chemical computer that mimics neurons to be created

A promising push toward a novel, biologically-inspired “chemical computer” has begun as part of an international collaboration.
The “wet computer” incorporates several recently discovered properties of chemical systems that can be hijacked to engineer computing power.
The team’s approach mimics some of the actions of neurons in the brain.
The 1.8m-euro (£1.6m) project will run for three years, funded by an EU emerging technologies programme.
The programme has identified biologically-inspired computing as particularly important, having recently funded several such projects.
What distinguishes the current project is that it will make use of stable “cells” featuring a coating that forms spontaneously, similar to the walls of our own cells, and uses chemistry to accomplish the signal processing similar to that of our own neurons.
The goal is not to make a better computer than conventional ones, said project collaborator Klaus-Peter Zauner of the University of Southampton, but rather to be able to compute in new environments.

“The type of wet information technology we are working towards will not find its near-term application in running business software,” Dr Zauner told BBC News.
“But it will open up application domains where current IT does not offer any solutions – controlling molecular robots, fine-grained control of chemical assembly, and intelligent drugs that process the chemical signals of the human body and act according to the local biochemical state of the cell.”
Lipids and liquids
The group’s approach hinges on two critical ideas.
First, individual “cells” are surrounded by a wall made up of so-called lipids that spontaneously encapsulate the liquid innards of the cell.
Recent work has shown that when two such lipid layers encounter each other as the cells come into contact, a protein can form a passage between them, allowing chemical signalling molecules to pass.
Second, the cells’ interiors will play host to what is known as a Belousov-Zhabotinsky or B-Z chemical reaction. Simply put, reactions of this type can be initiated by changing the concentration of the element bromine by a certain threshold amount.
The reactions are unusual for a number of reasons.
But for the computing application, what is important is that after the arrival of a chemical signal to start it, the cell enters a “refractory period” during which further chemical signals do not influence the reaction.
That keeps a signal from propagating unchecked through any connected cells.
Such self-contained systems that react under their own chemical power to a stimulus above a threshold have an analogue in nature: neurons.

“Every neuron is like a molecular computer; ours is a very crude abstraction of what neurons do,” said Dr Zauner.
“But the essence of neurons is the capability to get ‘excited’; it can re-form an input signal and has its own energy supply so it can fire out a new signal.”
This propagation of a chemical signal – along with the “refractory period” that keeps it contained within a given cell – means the cells can form networks that function like the brain.
‘Real chance’
Frantisek Stepanek, a chemical computing researcher at the Institute of Chemical Technology Prague in the Czech Republic, said the pairing of the two ideas was promising.
“If one day we want to construct computers of similar power and complexity to the human brain, my bet would be on some form of chemical or molecular computing,” he told BBC News.
“I think this project stands a real chance of bringing chemical computing from the concept stage to a practical demonstration of a functional prototype.”
For its part, the team is already hard at work proving the idea will work.
“Officially the project doesn’t start until the first of February,” said Dr Zauner, “but we were so curious about it we already sent some lipids to our collaborators in Poland – they’ve already shown the lipid layers are stable.”
